When a pre-design doesn’t suit the site or the brief, we start from your site survey and design one that does.

Bespoke suits sloping and narrow blocks, attached flats, flats over a garage, two-storey flats, and conversions of an existing garage or studio. It also suits clients who want a particular look or layout.

$4,300 + GST

$4,730 inc GST · bespoke design and CDC approval set · same fee as PlanLand

The site survey is by others — you supply it from your surveyor. Add the full construction set ($1,800 + GST), the same as for a pre-design.

How bespoke works

  1. Site check and briefWe check the controls and talk through who the flat is for.
  2. Your surveyYou supply a detail survey from your surveyor, so the design starts from the real site.
  3. ConceptA floor plan and 3D views to react to and refine.
  4. Approval setCDC drawings for your certifier — or a DA through PlanLand if the site needs one.
  5. Construction setDetailed drawings for your builder.
