Design on your block

Will it fit? Drag a design onto your lot

Type your address and we pull your lot boundary from the NSW cadastre. Pick a design, drag it into the backyard, and the tool checks it against the complying-development setbacks and prices the whole project. Happy with it? We send you the free topo version — contours, fall and the design placed on it — within one business day.

1 Your lot

Uses the NSW Planning Portal cadastre. Boundaries are indicative — not a survey.

2 Design

Drag the flat on the plan. Setbacks shown are the Housing Code ones for a secondary dwelling: 0.9 m sides, and rear 3 m (lot under 900 m²), 5 m (900–1500 m²) or 10 m (over 1500 m²); the front setback is set at m — generally the flat sits behind the house. Larger setbacks apply above 3.8 m wall height.

Send me the free topo version

An A3 topo plan (PDF) and a CAD file (DXF): contours, spot levels and the fall from NSW elevation data, your boundary, and your design placed where you put it. Ready in about a minute; we email you the links too.

Takes 20–60 seconds — the NSW mapping services do the heavy lifting.

What the tool checks — and what it doesn’t

It draws your lot from the NSW cadastre at true scale and tests the design against the setbacks in the Housing Code for a secondary dwelling (Codes SEPP 2008 Part 3), plus the 450 m² lot and 12 m frontage minimums. It does not know what else is on the lot — the existing house, trees, easements, sewer lines or the fall of the land. The free topo version adds the contours and fall; the approval set is drawn on your surveyor’s detail survey, which is where the easements and the house come from.

Lots over 900 m², battle-axe lots, corner lots and anything heritage, flood or bushfire affected need a closer look — send it through and we check it properly.
